These terms and conditions outline the rules and regulations for the use of the website located at staytok.com and the hospitality services provided by our parent entity.

By accessing this website and booking a stay with us, you accept these terms and conditions in full. Do not continue to use staytok.com or book our accommodations if you do not agree to take all of the terms and conditions stated on this page.

1. Corporate Identity & Scope

The website staytok.com and the brand Tok Apartments are owned, operated, and managed by Blue City Properties, a legal entity registered in Albania under NIPT: M11516507M (hereinafter referred to as "the Company", "We", "Us", or "Our"). These terms form a legally binding agreement between Blue City Properties and the guest or website user ("Client", "Guest", "You").

2. Booking, Payments, and Guest Identification

• Contractual Binding: By completing a reservation via staytok.com or authorized third-party platforms, you enter into a direct contract with Blue City Properties.

• Guest Registration: In compliance with Albanian law, all guests must present a valid passport or national identification document upon check-in. The primary guest must be at least 18 years of age.

• Rates and Currency: All rates listed on staytok.com are displayed in Euro (€) or local currency (ALL) as specified at the time of checkout. Rates are inclusive of standard local taxes and value-added tax (VAT) unless stated otherwise.

• Payment Methods: Valid credit/debit cards or agreed electronic transfers are required to secure and finalize bookings.

3. Cancellation, No-Show, and Modification Policy

• Standard Cancellation: Cancellations or booking modifications must be requested through staytok.com or via written email to our official customer support line.

• Refund Framework: Specific cancellation windows (e.g., full refund up to 14 days prior to arrival) are displayed clearly during the booking process and dominate your reservation details.

• No-Shows: Failure to arrive on the scheduled check-in date without prior written notice will be treated as a "No-Show." In such instances, the total cost of the booking is non-refundable, and the reservation will be cancelled.

4. House Rules and Property Care

To preserve the premium comfort and safety of all guests residing at Tok Apartments, you agree to adhere to the following regulations during your stay:

• Smoking Policy: Smoking is strictly prohibited inside any of our apartments. Violating this policy will result in a deep-cleaning fee of €150.

• Occupancy Limits: The number of occupants must not exceed the maximum capacity specified in your reservation confirmation. Unregistered overnight guests are forbidden.

• Property Damage: Guests are legally and financially liable for any damage, breakage, or loss caused to the apartment’s structure, furniture, or equipment during their tenure. Blue City Properties reserves the right to invoice or charge the payment card on file for necessary repairs or replacements.

• Disturbances: Quiet hours must be respected between 22:00 and 08:00. Loud parties, commercial events, or disruptions to neighbors are ground for immediate eviction without a refund.

5. Intellectual Property Rights

Unless otherwise stated, Blue City Properties and/or its licensors own the intellectual property rights for all digital material published on staytok.com. This includes logos, photography, copy, layout designs, and videography. All rights are explicitly reserved.

You may access staytok.com for personal use, but you must not:

• Republish or redistribute imagery or text from staytok.com for commercial use.

• Sell, rent, or sub-license property presentation materials belonging to Tok Apartments.

6. Limitation of Liability

To the maximum extent permitted by applicable law, Blue City Properties shall not be held responsible or liable for:

• Theft, loss, or damage of personal belongings, cash, or valuables left unattended inside Tok Apartments.

• Personal injuries, illnesses, or accidents occurring on the premises, unless caused by the direct and proven criminal negligence of the Company.

• Temporary interruptions to municipal utilities (such as water outages, electricity blackouts, or regional internet service provider down-times) that fall completely outside our localized control.

7. Governing Law and Jurisdiction

These Terms and Conditions are governed by, interpreted, and construed in accordance with the laws of the Republic of Albania. Any legal disputes, claims, or actions arising out of your website usage or your stay at Tok Apartments shall fall under the exclusive jurisdiction of the competent courts in Tirana/Durrës, Albania.

8. Updates to These Terms

Blue City Properties reserves the right to amend, update, or rewrite these terms and conditions at any time to reflect operational, legal, or regulatory updates. The version posted on staytok.com at the time of your check-in or transaction will dictate the valid framework for your stay.
